According to an AirDNA report, short-term rental performance in Greece improved markedly in summer 2026, with RevPAR up 11.9% and ADR up 11.8%. The country also showed strong seasonal concentration, with 65.70% of total demand falling in the June–August quarter, one of the highest shares in Europe, ranking third after Croatia (77.48%) and Montenegro (71.11%).

Across Europe, RevPAR rose 5.5% over the summer to €105.19, despite occupancy falling 1.4 percentage points to 66.9%. Supply grew at a moderate 1.71% pace, with the largest increases in smaller markets such as Finland (11.2%) and Albania (9.4%), while supply in Spain fell 10.7%.

European demand declined 2.0% over the summer to 174.9 million nights, with Spain and Germany accounting for most of the drop. Germany posted the weakest RevPAR growth among major markets at 4.4%, less than half that of Greece (11.8%) and Spain (10.4%).

For the September–December period, forward bookings in Greece are running nearly flat, within one percentage point of last year, in contrast to Italy (+8.5%) and the UK (+4.5%). Across Europe, 77.9 million nights have already been booked for this period, up 2.3%.
