Viannos municipal council has given a positive opinion on the Strategic Environmental Impact Study for the special spatial development plan «PHĀEA – South Crete», part of a €121.1 million investment in southern Crete.

The project involves an integrated high-end tourism unit at the «Skouros» site in the municipality of Viannos, developed by «MYRINA VILLAGE Μονοπρόσωπη Α.Ε.». The investment has already been included under the strategic investments regime.

The plan covers about 155 acres, with a final development area of 152,704.21 sq.m. It includes a 5-star hotel of roughly 140 rooms with up to 370 beds, plus 30 furnished tourist residences with capacity for up to 208 beds, along with a restaurant, a shared pool and wellness and sports facilities.

According to data reviewed by the municipality, the proposal does not conflict with the area's designated land uses, while the proposed building coefficient of 0.12 is lower than the 0.18 allowed for the area. The study also addresses waste management, flood protection, and the delineation of streams crossing the site.
