New 60-villa Liyongo resort planned for Kendwa, Zanzibar
Christopher Nash and Victor Delo have announced Liyongo, a 60-villa resort in Kendwa, Zanzibar, with off-plan sales launching in October.
Entrepreneurs Christopher Nash and Victor Delo have announced the development of Liyongo, a 60-villa resort on Zanzibar's north-west coast in the village of Kendwa. Off-plan sales are set to launch in October.
Each villa will carry an individual title under Zanzibar's Condominium Act, with foreign ownership structured through a 99-year lease, renewable in 33-year terms. Owners will have three weeks per year for personal use, while for the rest of the year villas will be available for guest bookings, with rental income distributed among owners on a quarterly basis.
The masterplan follows the village's structure, with villas arranged around shared courtyards and pedestrian paths. Construction uses coral stone walls, makuti roofs, local timber and lime render mixed with crushed coral, with 400mm-thick walls for thermal mass.
The project includes a partnership with the village's local leader, the Sheha, for initiatives such as freshwater wells, school equipment, educational support, and training and employment pathways for Zanzibaris, as well as an artisan market built into the masterplan.
