Phu Quoc builds thousands of new hotel rooms ahead of APEC 2027
Sun Group plans the Ruby Beach complex with up to 20,000 rooms as the island prepares to host APEC 2027.
The Vietnamese island of Phu Quoc is adding hotel rooms at a rapid pace, with developers timing new openings ahead of Vietnam's hosting of APEC in November 2027. Sun Group's Ruby Beach complex, in the island's Bai Dat Do area, calls for 17 towers and more than 7,000 rooms in its first phase, bringing in international brands including Marriott International. Later phases could take the complex to nearly 20,000 rooms.
Sun Group and Marriott signed a framework agreement last month to study further hotel projects in Phu Quoc, Da Nang, and other Vietnamese destinations. That deal builds on an earlier one in March for 10 hotels and resorts with nearly 4,500 rooms in Phu Quoc and Vung Tau, opening between 2026 and 2030.
CBRE expects room inventory to grow from roughly 19,000 today to about 31,000 by 2030, while Horwath HTL counts more than 11,300 branded rooms in the pipeline from 2026. To hold the 58% average occupancy recorded in 2025, occupied room nights would need to grow roughly 10% a year through 2030, according to a CBRE executive.
Industry figures warn of possible discounting once the new supply lands, as well as of the island's dependence on seasonality — occupancy was 45.6% in May 2026 — and on the post-APEC business-events calendar.
