The Modernist to open third hotel, in Piraeus, in 2027
The boutique brand is converting a six-storey building near the port into a 45-room hotel.
The Modernist is expanding into Piraeus, adding a third destination to its portfolio after Thessaloniki and Athens. Work is under way to convert a stand-alone six-storey building at 3 Dimitriou Gounari Street into a four-star hotel with 45 rooms. According to current plans, The Modernist Piraeus is expected to open during the summer season of 2027.
The property, with a total area of 2,427.91 square metres, is located next to the port of Piraeus. It is owned by BriQ Properties and has been leased by "THE MODERNIST Monoprosopi IKE", chaired by managing director Kostis Karatzas.
The brand began in 2018 in Thessaloniki with a 40-room hotel in a listed 1920s building, followed in 2020 by The Modernist Athens, with 38 rooms, in Kolonaki, in a building that previously housed the Canadian embassy. With the addition of Piraeus, the brand will reach a total of 123 rooms across three cities.
Karatzas, a civil engineer by training with postgraduate degrees from London, is also involved in other hospitality and design ventures, including the Elliot brand in Athens and Outlier Hospitality.
The Piraeus development follows the Culture Ministry's recent approval of a five-star hotel plan for the listed Metaxas mansion in the same city, pointing to growing investment interest in the area.
