Three licensing acts for new hotels in Kos, Naxos and Aigialeia

The Culture Ministry, the Naxos building authority and the Peloponnese decentralized administration issued three separate acts for 4-star hotels.

Greece's Culture Ministry approved, under terms protecting antiquities, the construction of a 4-star, 50-room, 100-bed hotel in the city of Kos within a declared archaeological site. The decision concerns property reportedly owned by Konstantinos Adamantidis and the company "Afoi Adamantidi X.T.E.A.E.," and provides for a three-level hotel with a basement and a rooftop pool. Authorities also approved preserving in situ the antiquities uncovered during excavation works, to be covered with geotextile and aggregate material under supervision of the Ephorate of Antiquities of the Dodecanese.

In Naxos, the Naxos and Small Cyclades Building Authority granted a revision of a building permit pre-approval for a 4-star hotel in the Orkos area of Sagri, owned by the company "24 MKO E.E." The revision concerns changes to the topographic and architectural study, on a 9,066.70 sq.m. plot with planned floor area of 1,791.93 sq.m. and a maximum height of 6.30 meters across two floors. The original pre-approval was issued in April 2026 and the revised one is valid until 2028; it does not yet amount to a building permit.

In Aigialeia, an older 2014 decision was uploaded granting environmental approval for a 158-bed hotel at the Vatochorafo site, owned by "AIGIALEIA S.A." The document concerned completion and upgrading of existing facilities to 4-star status, with added bungalows, two pools, a tennis court and a wastewater treatment unit, on a 28,080.41 sq.m. plot that includes private forest land. The decision provided for ten years of validity and is not accompanied by any renewal act, meaning the posting does not confirm a new environmental approval or the start of works.
